We've already all been through a nightmare the likes of which is incomprehensible, regarding my mother's injury and what she has endured and continues to endure.Rare For Sale Extremely Clean and Maintained Two Bedroom Lower Level Corner Clearview Gardens Coop Size 5(800 Square Footage) With Two Windows In The Updated Kitchen New Cabinets,Granite Countertop With Stainless Steel Undermount Sink,New Stove,&Refrigerator, In The Most Convenient To Everything Section Of The Development. With this heart wrenching sadness in our lives, the last thing we want to have to contend with is a problem or lack of knowledge in being able to sell my mother's coop, as she wishes, and divide the proceeds between both of us / 2 daughters. My mother suffered a horrific injury 5 months ago and is becoming quite more ill by the day. I would greatly appreciate your swift response. We both agree on what is in my mother's will, neither are fighting the other on it, so is a probate necessary? If so, why and how - what do we do? We know nothing about probating, nor do we want to. However, my question is, with regard to the proceeds being divided between my sister and I - what, if any, legal documents and/or recordings need to take place in order to ensue this is legal and - who will be responsible for the gains tax, my mother or my sister and I - and if split between the 2 of us, does that mean that we both have to pay capital gains tax? If so, how do, and to whom, do we record our gift / inheritance monies to?Īdditionally, if my mother passes before we find a seller, and I am the executor of her will, and the will clearly states that the COOP is to be left to both of her children, though neither want to live there, but to sell it immediately, what steps (step 1 through _) do we need to take? And again, if the COOP is in my mother's name, but she has already passed, how do we sell it in her name, merely by her Will that states that she is leaving it to us? And again, how to we handle any capital gains tax, if any, when splitting the proceeds. I am currently her POA so I can execute the selling documents for her. My mother is very ill and will not be returning to her Coop and has asked us to sell it - the proceeds of the sale to be divided between my sister and I. The mortgage has been paid off for years and the maintenance is current and continues to be. ![]()

Rather than a fully-cooked meal that may have certain ingredients they can’t eat or a piece of home decor that totally does not fit their style, you want things they can use, enjoy, then promptly get rid of, like dairy-free hot cocoa mix or a gas gift card. When shopping for a neighbor you don’t really know, the goal is to find something generous but still general. While you could hop on the alcohol and cookies train, you want to get them something totally user-friendly, like a nice container of pink salt or a tiny succulent they’d have to work to kill. If you haven't, I would run Disk Utility and verify/repair file permissions and verify the disk. Either a clean ML install, or Disk Warrior recovery, the rebuilt directory index will noticeably restore interactive performance. This is due not to disk fragmentation, but the fragmentation in the system file directory pointers to your storage contents. The Two remaining Cups will stay and stand by him regardless of whether he wants them or not and be ready to catch him should he stumble or fall. He just wants to be left alone to focus on his loss. How could they understand pain like his as he closes his world in around him, aware of precious little else as his grief grows enormously around him. He is not interested in being drawn out or coaxed away from his sorrow and indeed may get angry with those who try to, even if their heart is in the right place. At this moment in time, the Figure, is clothed in the black darkness of his situation, his depression and negativity. These Cups may also offer a chance to heal but they are cold comfort to him right now and of no consolation. These Two Standing Cups may be opportunities or friends and family offering support and help. He is bereft and just wants his Three Cups back. These Cups bridge the gap between the past and the future but he is either unaware of their presence or is not interested in what they have to offer. Although he has experienced loss and terrible change in his life, something of value still remains. Behind him and facing East stand Two Cups suggesting that all is not lost. As he pulls his black cloak tightly around him he becomes one with his sadness, grief and suffering. One thing is for sure and that is the Figure in this Five has certainly lost his emotional stability. In the Ace of Cups we first got a glimpse of the potential of the Cup with its overflowing contents of love, peace, joy and happiness but now, the Cup (Chakra) has been broken or damaged (the overturned Cup) its contents left to seep away into the ground. Green is also is the primary colour of the Heart Chakra which keeps us balanced and at one with the world. ![]() The third pool of green, representing Earth, symbolises the loss of stability or possibly something of a tangible or physical nature. The red pools beneath two of the Cups may simply be wine or symbolically represent blood. On the ground in front of him and also facing West are three overturned Cups with their contents spilled. Note the westerly direction the Figure is facing for this symbolises that he is focussed on the past. His heavy black cloak immerses him in grief, sadness and despair. He stands with his back to us, his body totally collapsed in on him. In The Five of Cups we see a dark cloaked Figure with bowed head and shoulders hunched. The question is, did he get up himself and take action or was he forced up by the actions of others? If we were wondering whether he would ever get up from under the tree or not, we now know that he did because certain changes have come to pass. However, in The Four all that seemed to change for he appeared to be very disillusioned or disappointed with his lot. Back then he had appeared to have found what he was looking for and everyone seemed so happy for him. What was going through his mind at the time? What had he heard? What had he discovered? What had he done? What was so special or so annoying about those Three Cups? Why was the Fourth Cup ignored? Something had changed the jolly and happy atmosphere of the Two and Three of Cups. He had either no interest or was unaware of the Fourth Cup that was offered to him. In Card Four he seemed obsessed with Three Cups that stood in front of him. Something was wrong then but at that stage it was only brewing. Something has happened, something has changed but who is responsible for all this? In Card Four we left the Figure disgruntled, disgusted and fed up under a tree. The passive and inactive energy of the Four has passed and with it any stability the man may have found sitting under the tree. In terms of chronicity, conjunctivitis may be divided into acute with rapid onset and duration of four weeks or less, subacute, and chronic with duration longer than four weeks. Viral conjunctivitis followed by bacterial conjunctivitis is the most common cause of infectious conjunctivitis, while allergic and toxin-induced conjunctivitis are among the most common non-infectious etiologies. The etiology of conjunctivitis may be infectious or non-infectious. There are several ways to categorize conjunctivitis it may be classified based on etiology, chronicity, severity, and extend of involvement of the surrounding tissue. ![]() Interestingly, patients from a higher socioeconomic status were more likely to receive and fill a prescription for their conjunctivitis. For example, 68% of patients who visited a physician at an emergency room received antibiotic eye drops while this figure dropped to 36% for those who saw an ophthalmologist. It has been reported that nearly 60% of all patients with acute conjunctivitis receive antibiotic eye drops and the vast majority receive their prescription from a non-ophthalmologist physician. It is estimated that the cost of treating bacterial conjunctivitis is $857 million annually in the United States alone. This imposes a great economic burden to the healthcare system and occupies a great proportion of the office visits in many medical specialties. More than 80% of all acute cases of conjunctivitis are reported to be diagnosed by non-ophthalmologists including internists, family medicine physicians, pediatricians, and nurse practitioners. Many subjects are affected with conjunctivitis worldwide, and it is one of the most frequent reasons for office visits to general medical and ophthalmology clinics. Effective management of conjunctivitis includes timely diagnosis, appropriate differentiation of the various etiologies, and appropriate treatment.Ĭonjunctivitis is characterized by inflammation and swelling of the conjunctival tissue, accompanied by engorgement of the blood vessels, ocular discharge, and pain. Long-term usage of eye drops with preservatives in a patient with conjunctival irritation and discharge points to the toxic conjunctivitis as the underlying etiology. Allergic conjunctivitis is encountered in nearly half of the population and the findings include itching, mucoid discharge, chemosis, and eyelid edema. Bacterial conjunctivitis is encountered less frequently and it is the second most common cause of infectious conjunctivitis. Viral conjunctivitis remains to be the most common overall cause of conjunctivitis. Concurrent physical exam findings with relevant history may reveal the presence of a systemic condition with involvement of the conjunctiva. Additionally, a thorough medical and ophthalmic history should be obtained and a thorough physical examination should be done in patients with atypical findings and chronic course. In the management of suspected cases of conjunctivitis, alarming signs for more serious intraocular conditions, such as severe pain, decreased vision, and painful pupillary reaction, must be considered. Conjunctivitis is a commonly encountered condition in ophthalmology clinics throughout the world. ![]() |
